In the following you will find some general informations:
Rent-a-Room Scheme This is an optional scheme, in which you can receive up to £4,250.00 a year tax free, for renting out a furnished room in your home or flat. If it is a jointly owned home then each owner is entitled to £2,125 each for the 2010-2011 tax year. Although you do not have to be a home owner to be a part of this scheme, for instance, those living in rented accommodation, as long as your lease allows it, you are still entitled to this option. Charging for additional services are included in the £4,250 a year tax break allowance. If you receive more than this amount in total, then you will have to pay tax on it. If your insurance does not cover you for a lodger then it is possible to get independent public liability insurance .
